Rent to Rent
Rent to rent is a property investment strategy where an individual or company rents a property from a landlord and then sublets. This arrangement is typically made under a management agreement or a guaranteed rent contract, where the middle party (often called the rent-to-rent operator) takes full responsibility for managing the property. The landlord benefits from a hands-off experience and a consistent rental income. This is often useful for landlords who maybe struggling to rent out a property or have difficult tenants. We have many rent to rent properties that benefit both DNL5K and the landlord.
Assisted Sale
An assisted sale is a property transaction strategy where a third party, often a property investor or developer, partners with a property owner to help sell their home. Instead of purchasing the property outright, DNL5K Properties agrees to fund necessary renovations or improvements to increase the property’s market value. Once the property has sold, the owner and the DNL5K split the profits based on a pre-agreed arrangement. This approach can be particularly beneficial for homeowners struggling to sell due to property condition or market limitations, as it allows them to leverage external expertise and resources without upfront costs. Assisted sales are commonly used in slow markets or for properties requiring modernization, offering a win-win scenario when managed transparently. The property owner retains ownership during the process, reducing risk, while the investor secures a return on their investment without the legal complexities of ownership transfer.
